How we use text messaging.

Belmar Homes and Construction LLC uses SMS text messaging as one of several ways we communicate directly with property owners, buyers, and business partners. This page describes exactly how the program works, what messages you can expect, and how to opt out.

How consent is obtained

You provide express consent to receive SMS from us by checking the SMS-consent checkbox on our Contact Us form. The SMS-consent checkbox is separate from the Terms & Conditions checkbox, is unchecked by default, and is not a condition of receiving any other service, transaction, or response from us.

We do not purchase or import phone-number lists for the purpose of sending SMS. Every phone number in our SMS program is one that a real person voluntarily provided to us through our Contact Us form or a direct communication.

The following are representative examples of the types of messages we send to individuals who have opted in through our Contact Us form:

Hi [Name], this is Dean from Belmar Development Group following up on your property at [Address]. Are you still interested in a cash offer? Reply STOP to opt out.

Hi [Name], we are preparing a cash offer for your lot. Do you have 5 minutes to talk today? Reply STOP to opt out.

Hi [Name], quick follow-up on our conversation. Can you confirm the acreage on your property? Reply STOP to opt out.

Hi [Name], confirming our closing appointment tomorrow at 10:00 AM with the mobile notary. Text back if you need to reschedule. Reply STOP to opt out.

Hi [Name], your closing documents were signed and recorded. Wire should hit your account within 24 hours. Thank you. Reply STOP to opt out.

These are illustrative examples. Actual messages will always be transactional or conversational and will relate to your specific real-estate inquiry with us.

Opting out

You may opt out of the SMS program at any time by replying STOP to any message you receive from us. After you opt out, you will no longer receive SMS messages from us as part of this program, although we may still contact you by phone or email if permitted by applicable law and by your other consents.

Privacy of your mobile information

Mobile information will not be shared with third parties or affiliates for marketing or promotional purposes. All the categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties. Information sharing with subcontractors in support services, such as customer service or fulfillment, is permitted.

Supported carriers

The SMS program is available to subscribers of all major US wireless carriers. Carriers are not liable for delayed or undelivered messages. Service is subject to availability and interruption.
